Property sales data
Fammove publishes completed property sales from official HM Land Registry Price Paid Data. Everything shown is a registered, completed transaction — never a listing, an asking price or an indication that a home is available.
What Price Paid Data contains
Each record describes one completed residential sale registered in England and Wales: a transaction identifier, the price paid, the date of transfer, the postcode, the property type (detached, semi-detached, terraced, flat or maisonette, other), whether the property was newly built, the tenure (freehold or leasehold), the address fields, and the transaction category.
What it excludes
Price Paid Data does not include bedrooms, bathrooms, floor area, gardens, parking, condition, agent descriptions or photographs. Fammove never invents those fields. It also excludes sales that were not lodged for registration, most commercial property, transfers that are not sales (for example gifts and inheritances), right-to-buy sales at a discount, and compulsory purchases in some cases.
Registration lag
Sales appear only once they have been registered. HM Land Registry states the delay is commonly two weeks to two months, and sometimes longer. The most recent months are therefore incomplete, and Fammove labels them as provisional rather than presenting them as final market volumes.
Monthly revisions
Each monthly file can add new transactions, amend previously published ones, or delete them. Fammove processes those record statuses using the HM Land Registry transaction identifier, so the active dataset always mirrors the current publication rather than accumulating superseded rows. Every release is versioned and archived, so we can show exactly what was live at any point.
Transaction categories
Standard price-paid entries cover single residential properties sold for full market value. Additional price-paid entries include transfers to non-private individuals, buy-to-let sales, repossessions and transfers under a power of sale. We keep the category on every record so unusual transactions can be identified.
Geographic matching
HM Land Registry records carry a postcode but not coordinates. We resolve each postcode to a latitude, longitude, local authority, town and county using one canonical postcode source (the ONS Postcode Directory via postcodes.io), and store the match status and confidence alongside the original postcode. We never geocode from loosely matched address text when a valid postcode exists. Distances to schools are straight-line measurements from the school's published location.
Medians and averages
Headline figures use the median — the middle sold price — because it is less distorted by a handful of very high or very low sales than the mean. Property-type figures are medians within each type. Trends compare the median of a recent window with the median of the preceding window of the same length. Broader market movement is taken from the official UK House Price Index rather than derived from the latest transactions alone.
Limitations
- Recent months are incomplete because of registration lag.
- Small radii or rural areas may contain too few sales for a stable median.
- Sold prices reflect the date of sale, not today's market value.
- Postcode-level coordinates place a sale in its postcode, not at its front door.
- A sold price is not a valuation, a forecast or advice.
